How Florida licensing works

Two paths, one pattern: take the state-required course, apply with the state, pass the exam, then keep the license current.

Sales associate path

For new agents starting a Florida real estate career.

  1. Complete the 63-hour pre-licensing courseTake FREC Course I with us online and pass the end-of-course exam. You must be 18 or older, hold a high school diploma (or equivalent), and have a Social Security number.
  2. Apply and get fingerprintedSubmit your license application to the Florida DBPR and have your fingerprints taken through an approved Livescan provider.
  3. Pass the state examScore at least 75 on the Florida Real Estate Sales Associate examination.
  4. Activate your licenseYour license starts inactive — a broker activates it (form RE 2050-1) so you can begin working.
  5. Finish 45 hours of post-licensingComplete the post-licensing course before your initial license expires, then 14 hours of CE at every renewal after that.

Broker path

For experienced associates ready to open or run a brokerage.

  1. Meet the experience requirementHold an active sales associate license for at least 24 months within the five years before applying.
  2. Complete the 72-hour broker courseTake FREC Course II online and pass the end-of-course exam.
  3. Apply and pass the broker examApply with the DBPR with fingerprints, then score at least 75 on the Florida Real Estate Broker examination.
  4. Activate and complete post-licensingActivate the broker license with the state, then complete the 60-hour broker post-licensing requirement before your first renewal.

Outside of Florida?

1A School of Real Estate is our Florida division. Real estate classes for other states are offered through our out-of-state division, Group MQ — same team, same standard, courses matched to your state's requirements.

Licensed in a state with a Florida mutual recognition agreement — Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island, or West Virginia? You may be able to skip the pre-licensing course and take only the 40-question Florida law exam. Ask us how it works.

Questions, answered

The things Florida students ask us most before they enroll.

What do I need before I can start the pre-licensing course?

To get a Florida sales associate license you must be at least 18 years old, hold a high school diploma or its equivalent, and have a U.S. Social Security number. You don't need any real estate experience — the 63-hour course is designed for beginners.

How are the classes delivered?

Online and self-paced, through our student portal. Enroll any time, study from any device, and your progress is saved as you go. When you click a class on this page, you'll land on the portal page for that course, where you can see packages and pricing and check out.

What score do I need to pass the state exam?

At least 75 out of 100 on the Florida real estate exam — the same passing standard applies to both the sales associate and broker examinations. Before that, you'll also pass an end-of-course exam inside your class.

How long is my course completion good for?

A pre-licensing course completion is valid for licensure purposes for two years after you finish. If two years pass before you're licensed, the state requires you to retake the course.

I just got licensed — what do I have to do next?

Two things. First, a broker must activate your license before you can work. Second, complete the 45-hour post-licensing course before your initial license expires — this one is not optional, and an expired post-licensing deadline voids the license. After that first cycle, it's 14 hours of continuing education (including 3 hours of Core Law) at every renewal.

I'm already licensed in another state. Is there a faster path?

Possibly. Florida has mutual recognition agreements with ten states: Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island, and West Virginia. If you hold an active license in good standing in one of them — and you're not a Florida resident when you apply — you can generally skip the 63-hour pre-licensing course and instead pass a 40-question exam on Florida real estate law (30 correct answers to pass). If your license is from a different state, our out-of-state division, Group MQ, can point you to the right course for your situation — call us and we'll sort it out.

Do you offer classes for states other than Florida?

Yes — through Group MQ, our out-of-state division. See the Outside of Florida section above or call us at (754) 224-0794 and tell us which state you're in.
